PLanning on renovating a 3 br brick and tile on a 405 square block. Have no idea of the process.

Had first draftsperson out today he said ...for about $150k we could do a very nice reno. He said the preliminary process would be about $7500 to $8000. That would be about $2500 for his drawings ( we have no plans at all) then a drawing of what we want, engineer, structural engineer, certification and council submittal and apporval. Is that reasonable?

Would appreciate any feedback.

My actual drawing for the reno and extension cost me $1000 about 4 years ago.

From my experience seems to be $10-15 per m2, I was recently charged $12m2 for a new house, which included concept plans suitable for DA & detailed plans for the CC, & dealing on our behalf with Council.
I'd say at about $15m2 for renos because probably more planning & thinking to get a good design & to compliment existing building.

cheers

Also you wouldnt need structural engineer for DA, keep costs to a absolute minimum (including Council costs), you never know what will happen between lodging application & consent, could be months & months & your plans/life may have changed.

When you mean renovating you mean addition? or moving walls inside the house?

We are hoping to flip the kitchen to the back and extend by adding living area..and where the kitchen is at front change that part of the house to main bedroom ensuite and tennagers bedroom.
