View Full Version : 2nd Story Bedroom Extension - Is it possible?

Hi,

I have just bought this house (sorry no other pics). My question relates to the two rooms seen above the garages.

I dont expect too much in way of detailed answers... however..

The rooms visible have a small (redundant, useless) balcony in front of them. This is a common design, so Im wondering if anyone has themselves, or heard of anyone extending the rooms to replace the balcony.

If it is possible (Ive read a few threads and have got the theory that anything is possible with enough money), what would it likely cost?

As ive said this is just me thinking way ahead and wondering whether it is possible or even economical.

The balcony, most likely was not designed to take the load of a room. Assuming this is the case, the footings, posts, bearers and joists would need to be redesigned. If you go to this amount of trouble, you may as well think bigger (extend further) or do something all together different.

The wall that is currently there is taking the load from the roof to the wall below and to the footings. depending on the type of roof inside it may even be taking a point load. I think it will be uneconomical to do so to gain that extra room (full removal of wall assumption). However depending what design or use you could use the window areas (obviously are non load bearing) and you could use these for access ie door to a walk in robe, that way the wall is kept in tact and no changes to the load distribution.

Fact is you can't tell by looking at that pick. You'll need to get a copy of plans from council. It might be as simple as beefing up the beams and/or posts at the verandah front and putting on a new wall and additional roof. The house looks like it would be a cut-in roof so you can design to have a lighter load on any new outer wall or do other things to extend out - as always there will be a number of options available. But you need plans and an onsite squiz by someone who knows.

Thanks for the replies guys. Ill have to have someone out to have a professional look, and obtain the plans as well. Some interesting points to consider though.
