hi there i have a high set, and i want to build under it

i understand it has to be 2.4m high

when i measured it i measured it from the "floor boards above" the highest point down to the floor and it came just in at 2.4. is this ok? or does it get measured from the lowest beam to the floor?

if not (i cant build a livable area):-.. aprt from raising the house... what can i do to add recognaised value to this unused area..any thoughts?

Measure from the lowest point above to the highest point on the ground, allowing for floor coverings and ceilings too. You dont need 2.4 everywhere, bathrooms and hallways are less ( 2.1 maybe) and you can get away with a percentage below 2.4. It wont stop you building in under but you cant sell it as been "habitable", just storage. Talk to a drafty or building designer/architect for the latest BCA rules.

In habitable rooms with sloping ceilings or projections you need a height of not less than 2.4m over two thirds of the floor area of the room.
Non habitable rooms, i.e; kitchens, bathrooms, laundry's, storage etc you need a height of not less than 2.1m.
