Hi All,

My husband and I are trying to sort out some plans for an extension that we want to do but having problems with placement of stairs to a split level rumpus that is going to be built on top of the garage.

Draftsman has hit somewhat of a wall as to how best to place the stairs without impeding too much on the head room in the garage

We are searching for options and would love any feedback and advice people might have. Also if you have any other feedback on other parts of our plan which might be flawed we would to hear it too.

Why not spin the combined garage to dining to rumpus stairs 90 degrees and run them parallel to the garage wall? Stairs up to the rumpus then rise to a landing level with the rumpus floor - if head height at the top is a prob then perhaps you could curve or angle this staircase slightly over the dividing wall. Stairs down to garage also go to a landing outside internal garage wall (which may require additional sub floor excavation...but not much)
