I have the opportunity to get a couple of windows on the morning very cheap but am unsure about something

I am in a high risk bush fire area and the plans I have state aluminum but the windows I can purchase have aluminum framing (double glazzed) on the outside but timber on the inside

Does anyone think this could be an issue regarding regulations

They are Brand new

They should be OK, as they have metal on the exposed side, but you still should look at the revised regulations as adopted in your State (wherever that is) and specifically what is the bushfire attack level (BAL) for your actual site (there are 6 different levels - see attached). They are covered under AS 3959 Construction of Buildings in Bushfire-prone Areas as amended and each BAL requires different requirements for construction. In Victoria the whole state is deemed 'bushfire prone' so these apply - about 80% of all buildings will be BAL-LOW. If you tell us where you are building that maybe someone can be more precise.

This should help from the Australian Window Association: see attached, and this one on timber framing: http://www.timber.org.au/resources/%7BCC16BEB3-A7EE-471E-9D9A-2AAEA316D02A%7D_Timber%20Framed%20Housing%20in%20B PAs%20170409.pdf

It is in Warburton Victoria with trees all over the block

I have the planning permit pre new regulations and am in a High risk area

Just bought them $900 for two windows they retailed for $3600 :U

Timber around the frame so that should be ok

Now need the compliance certificate

Great deal! :2tsup:

BTW - you need to check with your local council, but my understanding is that unless you already have the certificate of occupancy (final sign off) the new rules will apply (and you wouldn't have that unless windows were installed!). Best to confirm that sooner than later . . .
