View Full Version : Rescode needs shed < 10m2, "floor area", or ground area, roof area?

I'm trying to design my shed to be in the "Class 10a building" category, so that no building permit is required.

The Victorian ResCode fact sheet says the "floor area" must be under 10m2.

My shed looks like it would be best if the ground area covered was about 12m2, but once I put on the walls, the floor area is only going to be 10m2.

The roof area, would be more like 15m2.

Has anyone got any experience with how the ResCode has been interpreted in the past? If its strictly "floor area", then I think I'm covered.

The other idea is that the internal floor area could be < 10m2, the roof area 15m2, and have built-in storage cupboard area (not floor) of extra 2m2. Would that pass?

The floor area for Class 10A buildings is defined as "The total floor area of the building measured from outside the external walls or to the centre of a common wall" - this is in the Building Code of Australia that all states use. Not sure about the rest in Victoria?
They measure external with a free standing shed - not internal. Hope this helps!

class 10a is not dependent on size, but use.

The size, as you have correctly determined is the factor that allows a building to be exempt.

As roofer has said, the size is determined by the measure from the outside, not the inside floor area.
