Low spots in floor. What to do?

    Default Low spots in floor. What to do?

    I have a low spot on my floor under the washing machine in the laundry. It seems the weight of the machine and maybe some water leaking has caused this. My house is brick & on stunps and about 30 years old (early 80's). The floor is chip board or something like that. What is the best course of action? Do I need to replace the whole floor in the laundry or re level it with the leveling cement?

    You need to investigate under the floor. The weight of a washing machine would not cause the floor to sink.

    How long has it been leaking for? may be a bearer or joist underneath has rotted May be even termites attracted by the damp.

    I thought someone will say that. I wasn't aware that the washing machine was leaking until I moved it, so I don't know. There seem to be a few low spots in the house where heavier things are (toilet, Kitchen table.)

    Particleboard flooring would not normally develop low spots like that. It is designed to take point loads of heavy furniture if properly installed. The low points may merely be unevenness of the joists. You need to make a more thourough investigation. Is there any 'give' when you step on the low spots?

    There is no give in the low spots. I am yet to get under and have a look.
