    Default small bathroom design

    Hey I have seen a few 3D images of designs pop up in a few threads.

    If possible could someone please sketch this into a 3d design for me. We are renovating our townhouse, unfortunatly the layout has to stay pretty much the same as it is as it has concrete floors and walls. Im thinking about changing the door to a bifold to create a little more room, as I have rotated the bath 90 degrees to face the door rather than the shower. we want to keep the bath to attract potential future buyers with kids so just curious to see if this will all work and how long I could make the shower screen without making it a squeeze to walk in.

    my scanner is playing up its cut out the size, the bathroom is 2400x2100

    Default Might be tight fit with the bath rotated

    Hi Shane, see attached. The screen shown is 1300mm long, and looks like it will be a very tight squeeze with the bath. I have shown without bath at the moment. Your only going to get a 1500mm long bath in the space you show, but even then it will be tight getting into the room, let alone moving around in there. Would be interesting to see your current layout. A cavity slider door will help. On another note, a lot of the guys on here use the free Google sketchup program to do these 3d images. Its very easy to use and gives you a good idea of special function. The model attached took 10 mins, so its pretty quick.untitled.jpguntitled1.jpguntitled3.jpg

    Thanks heaps, ill jump on google sketch up and have a look, yer I was thinking a 1500 bath would be too big, as I said the main reason for keeping it would be for kids so I'm happy to opt for a 1200 or 1300 tub. And the shower screen I was thinking maybe 1000-1100 the current layout is the same but the bath is running Under the window, the shower has a screen where the bath finishes and half a sliding door next to the toilet, its very impractical and I havnt seen a modern sliding shower screen ever. Hence the reason I've decided to rotate the bath and create a walk in shower.
    as stated above all the walls are concrete so I can't have a sliding door in a cavity without blowing the budget.

    thanks again for the sketch, ill try create something myself with the tub in place.

I have seen this in the company's showroom but we haven't made up our minds yet on the design of our bathroom which is also very small.

    Hey, thanks but I wasn't too keen on the sliding door as its a squeeze into it with the toilet in the way, was hoping just to have the single panel and enough room to walk in behind.

    ive just downloaded sketch up and I'm scratching my head... I can make a few walls I think but I can't do much more than that! I think I'm missing something typical of me. Ill keep at it.

    in the meantime any chance u can put a 1200 bath in the above drawing and a 1000 shower screen??

    Have you considered an external slider?

    Unfortunatly the bedroom door is on the right outside the bathroom and a linen cupboard is on the left ( the floor under the linen cupboard is raised as the staircase runs up underneath it. Unfortunatly I dont think I have any other options! was thinking an external opening door to open onto the linen cupboard but I think the appearance will be a bit shabby with it opened there all the time. its a tough one

    do you have to have a separate shower and bath? how about putting a bigger bath tub where the shower is and and have the shower over the tub?

    Yer at the moment its a seperate bath and shower, Im not too keen on a bath/shower, think ill get rid of the bath before I look at doing a shower over bath.

    Any size bath in that configuration is going to limit access between the vanity & bath. Ive shown a 1200 bath, and clearance is only 450mm from vanity to bath corner. If I was buying a house, I know a 1200 bath would definitely be a turn off. Ive done another configuration but involved moving some plumbing and shortening the window opening. The toilet straight ahead of the door is not the best solution (especially if you have friends over & you don't lock the door . But this should still allow you to have a internally swinging door.reconfigured-big-bath.jpgreconfigured-big-bath2.jpgsmall-bath.jpgyou'll just have to find a new home for the towel rail

    Yer ur right, thanks, I might have to get a plumber out and get them to take a loook at the layout and see what he can reccomend! its going to be tough to move the toilet as the waste is in that corner of the room.

    All of those configurations above have problems, how about putting in a corner spa combined with a shower ?
    there is no room for separate shower and tub.

    Cramming a bathroom is a bad idea, it wont add any value to your place.

    I have made you a room with the smallest bath you can get, a Franke 1200.
    IMO your shower is too large and putting a bifold door is a mistake.

    If it is a townhouse, potential buyers will be young families, they don't require a 1500 or 1800 bath, having a smaller bath (if you really want to keep one in there) is a viable optio, as there is still reasonable floor space left.
    Or as Heavy said, put a bath / shower combo.

    I went thru this, and/but my bathroom was smaller than yours.
    I did the shower over the bath and put in a bi-fold shower screen so it was out of the way when bath was being used.
    You can get baths designed just for this so standing in them feels fine.

    I used mine for 7 years and was quite happy with it.
    Sold the house to a family who appreciated having the bath for their young kids.
