    Default Termites????

    Hi all

    I'm interested in buying an old inner Melbourne flat, solid brick building built in 1885. The body corporate report says there has been some evidence of terminte damage in the building and is recommending yearly inspections. The selling agent, (of course), says this is nothing to worry about... but I don't know much about this sort of thing. I know lots of older buildings have termites... but still.. how worried should I be? Is this a do or die thing in buying a property... any advice gratefully received!

    Pay and get your own inspection done, find out how extensive the damage is and then talk to and engineer about it.

    Thanks Ross.

    Would you recommend going with the company that did the original termite inspection or going with a different one so I have two opinions? ... I am a bit concerned that the original inspection company could be a bit defensive if I ask for another report but they have examined each of the 10 flats in the building so have a really thorough knowledge of the building...

    I would go a different company.

    I paid $800 for a building and pest inspection when I bought our house. It p%ssed me off that the inspectors didn't inspect under the house because the previous owner packed the entry full of stuff. (I.e. was using it as a storage area). So make sure they have complete access to roof and subfloor before getting them out.

    $800 is not all that much to spend for peace of mind... but 2 guys came out and spent about 1 1/2 hours inspecting the house. They then gave me a pre-formated report with relevant boxes ticked. Maybe 4 hours of total man-hours @ $200 per hour....hmmmmm

    please get an independent termite inspection.
